## The short answer

Choose SitecoreAI if you are a large marketing organization running many brands or regions and want personalization, testing, site search and AI agents in one SaaS license. Choose Progress Sitefinity if you are a mid-size .NET organization that wants the website rendered and hosted for you, native visitor login for portals, the option to self-host, and licensing that does not charge per site. Both are quote only. The choice depends on your scale, how much hosting control you need and whether you will build your own front end.

**Choose Sitefinity if:**

- You run on Microsoft and .NET and want self-hosting or a managed cloud option
- You are building customer, partner or member portals with login and gated content
- You run several brands from one team and want licensing that is not per site
- You need a HIPAA business associate agreement or must keep the CMS in-house

**Choose Sitecore if:**

- You govern dozens of brands, sites and languages from one central team
- Personalization and testing drive revenue and must reach apps and third-party sites too
- You want governed AI agents without per-token billing, backed by ISO/IEC 42001
- You run Sitecore XP or XM today and are ready to stop self-hosting

## The differences that matter

| Area | Progress Sitefinity | SitecoreAI |
| --- | --- | --- |
| Delivery model | Renders and hosts the full website on Sitefinity Cloud, or runs self-hosted on Windows, IIS (Microsoft's web server) and SQL Server. | Authoring runs only as Sitecore-operated SaaS, and you build and host the production Next.js or Angular site yourself. |
| Visitor login and portals | Native registration, login and profile widgets, role-based gated content and SSO support portals without a separate identity product. | There is no visitor login or registration layer, so gated content and portals are custom work in your front end. |
| Multi-brand operations | Many sites run from one instance with shared templates and assets, licensed per instance rather than per site. | Site collections isolate brands, while brand kits and Design Studio govern voice and which components each site may use. |
| AI and agents | Agents and a 30-tool MCP server run under user permissions, but only with a paid add-on metered in Progress-hosted tokens. | Agentic Studio offers 20+ agents and a Marketer MCP server in the license, with no per-token billing. |
| Security and upgrades | Five vulnerabilities disclosed in June 2026 included a maximum-severity flaw, and fixes arrive only by upgrading through the Sitefinity CLI. | Sitecore patches the SaaS for you, but vendor deadlines such as the Explorer retirement arrive on short notice. |
| Compliance | SOC 2 Type 2, a HIPAA assessment with a business associate agreement, seven Azure regions and a self-hosting option. | SOC 2 Type II and ISO/IEC 27001:2022 with EU, US or Asia-Pacific hosting, but no published HIPAA agreement template. |

## Pricing & total cost

Neither vendor publishes a price. Progress sells Sitefinity self-hosted or on Sitefinity Cloud, both quoted by sales or a partner. The base DX edition caps backend users at 10 and sells audit trail, translation management, personalization and A/B testing as add-ons, which only DX + Enterprise includes. The AI features are a further add-on. Independent buyer guides put licenses at roughly $20K to $60K a year, with implementation from $30K to $400K. Self-hosted buyers also pay for Windows Server and SQL Server, plus a server license per eight-core production server, including hot fail-over nodes.

SitecoreAI is quoted on modules, visits, storage, bandwidth, sites and builder seats, under annual contracts with no monthly billing or self-serve downgrade. Third-party estimates put all-in spend at $75K to $500K or more a year. Personalization, the customer data platform (CDP), site search, asset management and agents sit in the base license, which narrows the add-on list. On top come implementations that commonly run $150K to $350K for mid-market sites, front-end hosting at $25K to $100K a year, and a separate Scrunch subscription for AI answer-engine tracking.

Over five years Progress Sitefinity usually lands lower in license spend, especially for many brands on one instance. SitecoreAI removes server and operations costs but adds front-end hosting and a pricier integrator.

**What to ask Sitefinity:**

- Which add-ons, including personalization, A/B testing, audit trail and AI, are in our quote, and what does DX + Enterprise cost instead?
- How are self-hosted servers, fail-over nodes and backend users beyond 10 counted in the license?
- What happens when we exceed the Cloud package's pageviews, API calls or the 10 million AI token quota?

**What to ask Sitecore:**

- Which metrics, such as visits, bandwidth, storage and builder seats, drive our price, and what are the overage rates?
- Can we exit or downgrade mid-term, and what are the renewal price caps on the annual contract?
- What front-end hosting cost should we budget, and is any Scrunch or OrderCloud subscription assumed in this quote?

## Implementation & hosting

Progress Sitefinity is a hybrid platform. The CMS backend still needs .NET Framework 4.8 on Windows with IIS and SQL Server, plus a separately deployed ASP.NET Core or Next.js renderer. Self-hosted teams own monitoring, caching, database tuning and patching, with no built-in health dashboards, so plan for at least one dedicated operations person. Sitefinity Cloud takes most of that away and hosts the website itself with a content delivery network, firewall and a 99.95% uptime SLA. Partner timelines run 10 to 16 weeks for simple sites and 24 to 40 weeks for complex multisite builds. Version 15.4 is a long-term support release backed through 2030.

SitecoreAI is SaaS for authoring, with no servers to run or upgrade projects. The website, though, is a Next.js or Angular app your team deploys to Vercel, Netlify or its own hosting, and since October 2026 Sitecore documents building front ends in any framework. Templates, renderings and SXA (Sitecore's site-building framework) still need certified Sitecore developers, who are scarce. A typical team pairs a Sitecore architect with front-end, part-time DevOps and content roles. Day to day, someone must watch the changelog every week, because base image changes and retirements arrive on Sitecore's schedule.

## Marketing & personalization

Both give marketers a drag-and-drop page builder, and both are strong here. Progress Sitefinity's editor works on its ASP.NET Core and Next.js renderers, with section presets and templates shared across sites and per-audience preview. SitecoreAI's Page builder edits the live headless site with previews by language, device, audience and future date, and Design Studio now generates new components from a plain-language description. Experience Editor retires on January 1, 2027.

Personalization is closer than the marketing suggests. Sitefinity offers rule-based segments, page tests with up to 10 variants and real-time Dynamically Generated Experiences since March 2026, but Personalize and Test & Optimize are add-ons on the base package. SitecoreAI includes real-time audiences, component personalization, A/B/n tests and multi-armed bandit allocation, and since October 2026 reaches mobile apps and third-party sites. SitecoreAI also bundles Content Hub asset management with AI tagging and rights control, plus a campaign calendar and briefs. Sitefinity keeps built-in email campaigns and strong SEO tooling with automatic structured data. For many brands, SitecoreAI's site collections and brand kits govern more tightly, while Sitefinity shares more cheaply.

## AI capabilities

Both ship governed AI agents and an official MCP server (Model Context Protocol, the standard that lets assistants such as Claude or Copilot call a product's tools). Progress Sitefinity's server exposes about 30 tools for creating, publishing, translating and searching content under the signed-in user's permissions, and admins can enable each tool and grant AI access by role. Custom agents are scoped to sites, content types and fields, and writes need user approval. Everything requires the paid Sitefinity AI add-on, runs on Progress-hosted models, and offers no way to bring your own model key. Usage visibility is a 10 million token quota with email alerts.

SitecoreAI goes further. Agentic Studio has 20+ prebuilt agents, a no-code agent builder and multi-step flows, with review cards so a person approves each change. The Marketer MCP server lets outside assistants build pages, move components and check references before deleting content. The Brand Review API scores content against brand rules, Sitecore holds ISO/IEC 42001 certification for AI management, and AI use is not billed per token, though a 50,000 interactions a year fair-use threshold applies. Bringing your own model is limited to image tagging in early access.

## Moving between them

These are products from different vendors with no shared lineage, so a move either way is a full replatform. SitecoreAI is the successor to Sitecore XM Cloud and the SaaS path for Sitecore XP and XM customers. Even those customers are told to expect 9 to 14 months, so a move from Sitefinity will not be faster.

Moving from Progress Sitefinity to SitecoreAI means remodelling dynamic modules and taxonomies as Sitecore templates and items, rebuilding every widget as a component in a new front end you host, and replacing native visitor login with your own identity provider. Personalization rules and email campaigns must be rebuilt, and you will need a Sitecore partner. Organizations that depend on portals, self-hosting or a HIPAA agreement should not move.

Moving the other way trades bundled personalization and asset management for Sitefinity add-ons and Sitefinity Insight, and brings the Windows stack back unless you buy Sitefinity Cloud. You gain a vendor-hosted website and per-instance licensing. Content and React skills carry over partly, through the Next.js renderer, but components must be rebuilt as Sitefinity widgets.

## Biggest Differences

### Where Progress Sitefinity leads most

- **Vendor-forced migrations** (60 vs 18 for Progress Sitefinity vs SitecoreAI): Progress publishes a documented Lifecycle Policy with defined windows and generous runways, and the shift to a continuous-delivery model with 15.4 designated an LTS release supported through 2030 further reduces forced-major-migration pressure — new functionality arrives as incremental updates on a stable base rather than disruptive new releases. Web Forms front-end support ended in 14.1 with a multi-version deprecation runway (and Migration Analyzer tooling), and the 13.3 LTS sunset was extended to April 2026. The self-hosted model lets teams control upgrade timing and there is no evidence of short-notice forced migrations, keeping this above the maintenance average.
- **Customer identity & authenticated experiences** (78 vs 38 for Progress Sitefinity vs SitecoreAI): Native visitor registration, account activation, login and profile widgets, role-based gated content, SSO with external identity providers, and a dedicated portal offering for customer, partner and member portals. Consent management is basic.
- **Specialist cost premium** (55 vs 28 for Progress Sitefinity vs SitecoreAI): Backend customization needs C# developers who know .NET Framework 4.8 and Sitefinity's own widget and module APIs, a narrower and pricier pool than generalist web developers, and Progress runs its own certification track for it. The decoupled ASP.NET Core and Next.js renderers let front-end work use mainstream .NET Core or React skills, which keeps the premium moderate.
- **Managed site delivery & front-end hosting** (70 vs 44 for Progress Sitefinity vs SitecoreAI): Sitefinity renders full sites natively (ASP.NET Core, Next.js), and Sitefinity Cloud/SaaS hosts them with CDN, WAF, managed CI/CD and a 99.95% SLA. Hosting is a separate edition from the self-hosted license, so it is scored as an add-on.
- **Scale economics** (68 vs 45 for Progress Sitefinity vs SitecoreAI): Sitefinity is licensed per instance (or per cloud environment), not per site. Multiple brands/sites on a single instance do not incur additional per-site license fees, meaning per-brand cost decreases as more brands are added. This delivers meaningful economies of scale compared to per-site licensing models. Exact commercial terms for cloud tiers require sales engagement and may vary.

### Where SitecoreAI leads most

- **Content lifecycle and archival** (28 vs 66 for Progress Sitefinity vs SitecoreAI): Agentic Studio content lifecycle automation agents flag stale, deprecated, and non-compliant content across the intranet automatically. Multi-agent chaining (March 2026) enables bulk lifecycle operations — agents sequence review → update → archive across multiple content items via CSV-driven inputs. May 15 added faster Agentic Studio workflows and custom MCP connectors so governance agents can pull lifecycle signals from external knowledge systems. Aug 18 version comparison strengthens the review step by surfacing exact differences between content versions before archival or update. Sept 15 base image 1.9.20 improves the recovery path with recycle bin restore conflict resolution that handles item-version conflicts on restore, closing a real gap in the archive-and-recover loop. Agentic Studio Spaces provide artifact versioning and traceability. Ownership assignment and archival workflow states are supported. A genuine strength compared to most CMS/DXP platforms — automated stale content detection goes beyond manual review scheduling.
- **Tenant isolation** (48 vs 85 for Progress Sitefinity vs SitecoreAI): Site Collection architecture provides genuine tenant isolation backed by CosmosDB, and Sitecore's own Accelerate multisite guidance prescribes a dedicated Site Collection per brand where content teams are separate. Sovereign deployments in Singapore, Saudi Arabia, and UAE (Feb 2026) demonstrate enterprise-grade multi-region tenant isolation. July 14 custom Context IDs give per-application scoped control over which Cloud Portal resources an integration can reach, further hardening tenant boundary enforcement. Production-proven at enterprise multi-brand scale with brands like G4S and Nord Anglia, and the Boston Beer / Verndale multi-brand programme presented at Symposium 2026 shows shared architecture with preserved per-brand identity. Genuine competitive differentiator.
- **Security patching** (40 vs 76 for Progress Sitefinity vs SitecoreAI): Sitecore keeps hardening the platform before anything is disclosed. The Sept 29, 2026 release retires TypeNameHandling. All for PipelineArgs (embedded .NET type metadata is the classic route to Json.NET deserialization attacks) behind a feature flag, and replaces Telerik components dating from 2020, a component family with a well-known deserialization CVE history. No SitecoreAI-specific CVE has surfaced through Oct 20, 2026, and Sitecore's bulletins (SC2025-003, SC2025-005 / CVE-2025-53690, and the 2026 Experience Commerce critical advisory) list SitecoreAI as not affected. Score stays below the 85 to 90 SaaS band because the rendering host still owns its npm patching, and because the six-year-old Telerik build stayed in the base image until September.
- **AI developer extensibility & agent APIs** (52 vs 88 for Progress Sitefinity vs SitecoreAI): The AI developer surface keeps widening: Content SDK 2.4 (Sept 10, 2026) serves `llms.txt` managed from SitecoreAI configuration — first-party machine-readable content exposure for AI crawlers and agents — alongside a `useSuggest` search hook and More Like This queries, while Content SDK for Angular reached 1.0 GA the same day with bot-aware tracking, on-demand cache revalidation and a plugin/adapter system, removing the prior beta caveat. This sits on Agent REST API v2.0 (experiments, personalization, briefs, flow definitions over OAuth2 with structured logging and distributed tracing), custom OAuth-backed MCP connectors, the formalized Agent Skills system (Skills.md + `.agents/skills/`) and AGENTS.md from Content SDK v2.0, Content/Item Transfer APIs, custom Forms-webhook headers, and Marketplace apps that embed the Marketer MCP. Agent API gained matching component placement, reference-check and safe-delete endpoints on Oct 12, 2026, and official SDK-less integration docs (Oct 7, 2026, Astro and Go examples) open the GraphQL surface to any framework. Not higher because there are still no first-party LangChain/LlamaIndex/CrewAI adapters (Sitecore standardized on the Vercel AI SDK) and no published embedding/vector endpoint for external RAG pipelines.
- **Search and discovery content** (46 vs 76 for Progress Sitefinity vs SitecoreAI): Discovery tooling took another step in October. Oct 13 Recommenders add a ready-made 'More like this' search experience component that shows related products, articles or topics on the page a visitor is viewing, without a search and without custom build, using the inclusion and ranking controls of a chosen Source. The October release also adds a real-time content push API so product, pricing and inventory changes reach search immediately. These sit on Content SDK 2.3 faceted and multi-locale search, Content SDK 2.4 typeahead with document previews and More Like This queries, July 10 site search sources and April 24 advanced ranking rules with boosts and demotions. Sitecore Search is bundled in SitecoreAI. Full content-product blending still depends on a commerce engine and Discover for catalog merchandising.

## Questions Buyers Ask

### Is SitecoreAI the same product as Sitecore XM Cloud?

Yes. SitecoreAI is the new name for XM Cloud, with Sitecore's former CDP, Personalize, search and asset management capabilities folded into one license. It remains SaaS only. Page builder is the editing surface, and the older Experience Editor retires on January 1, 2027.

### Can I self-host Progress Sitefinity or SitecoreAI?

Progress Sitefinity can be self-hosted on Windows, IIS and SQL Server, or bought as the managed Sitefinity Cloud in seven Azure regions. SitecoreAI authoring runs only as Sitecore-operated SaaS in EU, US or Asia-Pacific regions, although you host the production front end yourself.

### Which suits a healthcare or regulated organization better, Progress Sitefinity or SitecoreAI?

For healthcare, Progress Sitefinity has the edge: Progress offers a HIPAA business associate agreement, a SOC 2 Type 2 report and a self-hosting option.
